The proposed case study, related to the city of Matera, revolves around the role of green spaces as an element of urban and en- vironmental quality. The impact they have on improving the city's performance can be verified through the analysis of real estate values, assuming that property prices can be considered indi- cators reflecting the economic potential of territories and the quality of settlements. From this perspective, the role of green spaces, whether horizontal or vertical, encompasses functions related not only to a better perception of the city’s forms and signs but also, and especially, to environmental aspects. By using appropriate valuation procedures, such as hedonic pricing, it is possible to quantify the extent of these increases and measure the “willingness to pay” that the market expresses regarding them.
