The recovery of historical buildings in Italy is largely governed by a regulatory system aimed essentially to prescribe constraints, which looks increasingly unsuited to contemporary urban reality that is characterized by patterns of users continuously changing. This is extremely damaging to the revitalization of small historic centers, which generally have a built heritage of not high quality whose only chance of survival are its usability. That is to say, the ability to adapt to the changing needs of users. In order to overcome this gap the present work proposes a summary of a study aimed to seek the procedural guide lines for the application of an evolutionary theory, as is that of performance, to the recovery. The purpose is to promote an idea of the design of the reuse having the nature of the process, not static, that is able to evaluate each case, from time to time in relation to the specific context factors, how to combine the objectives of the conservation with the instances of transformation. This in the belief that the preexistence preserve its historical value as much as it will be able to demonstrate its ability to interact with the unstoppable vitality of man.
